ID2 Form – Identity Verification for Companies and Corporate Bodies

An ID2 Form is a formal identity verification document required by HM Land Registry. It is used to confirm the identity of an individual acting on behalf of a company, firm, or other corporate body, helping to prevent property fraud and ensure that the person signing documents has proper authority.

This form is commonly required where:

  • A party to a property transaction is not represented by a conveyancer, or
  • There are title irregularities, such as deeds being lost or destroyed, or
  • HM Land Registry requires additional assurance regarding authority to act on behalf of a corporate entity.

When is an ID2 Form Required?

HM Land Registry may require an ID2 Form to be completed when applications involve:

  • Transfers of property (with or without payment)
  • Trustee appointments or retirements
  • Registrable leases
  • Legal charges (mortgages)
  • Discharges of charge (DS1)
  • Releases of charge (DS3)
  • Surrenders of leases
  • First registration applications, particularly where title deeds are lost or destroyed
  • Other compulsory first registration applications

In many of these situations, the ID2 Form must be completed following a face-to-face identity check with a regulated legal professional.

Who Can Certify an ID2 Form?

The form must be completed in person with an authorised professional, such as:

  • A Solicitor
  • A Licensed Conveyancer
  • A Notary Public
  • A Barrister
  • A Chartered Legal Executive
  • An HM Land Registry officer

Documents Required for an ID2 Appointment

You should obtain a copy of the ID2 Form from the conveyancer requesting it or download it from GOV.UK. Complete Section A as far as possible before your appointment.

Photographs

You must bring:

  • Recent colour passport-sized photographs
    (taken within the last 3 months)

Primary Identification (Preferred – One Document)

Bring one of the following original documents:

  • Current valid passport
  • Current UK, EU, Isle of Man or Channel Islands photocard driving licence (full licence, not provisional)
  • Current Biometric Residence Permit (BRP)

What Happens at the Appointment?

During the meeting, the solicitor will:

  • Verify your identity documents
  • Check your photographs
  • Confirm your authority to represent the company
  • Complete Section B of the ID2 Form

You will take the original completed form with you. A copy will be retained for regulatory compliance and in case HM Land Registry raises queries.
