ID2 Form – Identity Verification for Companies and Corporate Bodies
An ID2 Form is a formal identity verification document required by HM Land Registry. It is used to confirm the identity of an individual acting on behalf of a company, firm, or other corporate body, helping to prevent property fraud and ensure that the person signing documents has proper authority.
This form is commonly required where:
- A party to a property transaction is not represented by a conveyancer, or
- There are title irregularities, such as deeds being lost or destroyed, or
- HM Land Registry requires additional assurance regarding authority to act on behalf of a corporate entity.
When is an ID2 Form Required?
HM Land Registry may require an ID2 Form to be completed when applications involve:
- Transfers of property (with or without payment)
- Trustee appointments or retirements
- Registrable leases
- Legal charges (mortgages)
- Discharges of charge (DS1)
- Releases of charge (DS3)
- Surrenders of leases
- First registration applications, particularly where title deeds are lost or destroyed
- Other compulsory first registration applications
In many of these situations, the ID2 Form must be completed following a face-to-face identity check with a regulated legal professional.
Who Can Certify an ID2 Form?
The form must be completed in person with an authorised professional, such as:
- A Solicitor
- A Licensed Conveyancer
- A Notary Public
- A Barrister
- A Chartered Legal Executive
- An HM Land Registry officer
Deluxe Law Chambers can carry out this verification for you.
